Mold Inspection
Systematic identification and documentation of fungal growth, its extent, and its underlying moisture source. Our inspectors visually assess every accessible area of a property, use moisture meters and thermal imaging to locate hidden conditions, and document findings so the underlying cause — not just the visible symptom — is understood before any remediation decision is made.
Mold Testing
Air and surface sampling processed by independent, accredited laboratories to identify species and concentrations. Testing is used to confirm what an inspection finds, establish a baseline before remediation, or verify that a space is clear afterward, giving homeowners, buyers, and remediation contractors an objective, third-party result rather than a visual guess.
Indoor Air Quality Testing
Analysis of airborne particulates, spore concentrations, ventilation performance, and occupant exposure risk. This service looks beyond visible mold to evaluate the air occupants actually breathe, which is useful for households with respiratory concerns, post-remediation verification, or any property where no visible growth is present but air quality is still in question.
HVAC Mold Inspections
Inspection of air handlers, ductwork, and coils for microbial growth, condensation defects, and airflow issues. Because HVAC systems recirculate air through every room they serve, a contaminated air handler or duct run can spread spores throughout a property, so this inspection traces mechanical-system problems back to their source rather than treating each room in isolation.
Moisture & Water Intrusion
Tracing water intrusion, condensation, and vapor drive back to a building's structural and mechanical root cause. Using moisture meters, thermal imaging, and building science principles, we identify how water is entering or forming inside walls, ceilings, and floors, since mold cannot establish itself without an underlying moisture problem to resolve.
Home Buyers Mold Inspections
Pre-purchase inspections that give buyers, realtors, and attorneys an independent read on a property's condition. Because we are not affiliated with any remediation company, buyers get a technical assessment focused solely on what is actually present in the property, helping inform negotiations or closing decisions before a purchase is finalized.
Commercial Mold Inspections
Large-scale assessments for hotels, offices, and multi-unit properties, from single rooms to full portfolios. Our team has investigated properties as large as a 120-room hotel, applying the same room-by-room documentation standard whether the job is one commercial suite or an entire building.
